SOME KEY POINTS IN OUR COMPREHENSIVE HOME INSPECTION
1. Roof System
The condition of the covering material, flashing, skylights, chimneys, plumbing penetration, downspouts, soffits and fascias. The attic is inspected (if accessible) for damage to its wood components, water penetration and ventilation adequacy.
2, Foundation & Structure
The basic structure of the dwelling, foundation type, columns, floors, crawl space structure, structural support for floors, walls, stairs, roof, porches and exterior stairs. As well as probing of detectable deterioration.
3. Exterior
Walls, windows, doors, sidings, decks, balconies, railings, attached garages, automatic garage function, grading, driveways, patios and walkways are examined and any negative effects on the condition of the building are noted.
4. Interior Plumbing
Functional operation of all fixtures and faucets, inspection of visible drainage piping, evaluation of water system, visual inspection of water pumping equipment.
5. Electrical
Inspection of service entrance conductors, determination of amperage and distribution equipment, main and branch overcurrent protection devices, grounding equipment, installed lighing fixtures, switches and outlets. The testing of polarity and grounding receptacles within 6' of interior plumbing fixtures, all exterior and garage outlets and all ground circuit interrupters.
6. Interior
Walls, ceilings, windows and trim, hardware, railings, stairways, exposed floor surfaces, representative operation of windows, interior doors and sliding doors.
7. Heating & Air Conditioning
Inspection of system, using normal controls and measurement of supply and return temperatures. Visual inspection of the exterior compressor, furnace or boiler (if accessible), operating conditioning components that may be inspected without dismantling any covers or enclosures.
8. Insulation, Ventilation & Misc.
Inspection and evaluation of attic insulation and ventilation system used for baths, kitchen and laundry areas. Built-in kitchen appliances are operated to identify apparent malfunctions.
